PEB cost estimator

What does a PEB building actually cost in Odisha?

A pre-engineered building has no single rate per square foot — the span, the height, the crane and the scope boundary move it by more than the steel price does. Set your parameters below and you will get an indicative band, with the scope it covers and what it leaves out named, before anyone asks for your phone number.

What are you building01

What AKEN still needs

  • Bay spacing
  • Building use
  • Wind or coastal exposure
  • Cladding and coating specification
  • Drawings or BOQ
  • Foundation readiness
  • Required timeline
Included in this band (7)
  • · Primary framing and built-up sections
  • · Purlins, girts, bracing and connection steel
  • · Fabrication, blast and paint to the agreed specification
  • · Delivery to an accessible Odisha or agreed site
  • · Erection, alignment and bolt-up
  • · Single-skin roof and wall sheeting
  • · Gutters, down-takes, flashings and normal accessories
Not included (12)
  • · Civil work, excavation, foundations and anchor bolts
  • · Floor, plinth, roads and drains
  • · MEP, electrical and fire system
  • · Doors, windows, rolling shutters and dock levellers
  • · Crane and crane rails
  • · Mezzanine decking
  • · PUF or rockwool insulation
  • · Skylights and louvers beyond a basic allowance
  • · Coastal or special coating
  • · Remote mobilisation outside the core coverage
  • · GST
  • · Land
  • The weight band is a planning figure for included steel only. It is not an AKEN published weight and not payable tonnage — payable tonnage comes from approved drawings.
  • Indicative for 30 days only. If fabrication is far enough out that steel can move, the formal quotation carries a steel price-adjustment clause.
Assumptions (7)
  • · Covered area 20,000 sq ft, single storey.
  • · Clear span 24 m, eave height 8 m, as entered.
  • · Envelope: Single-skin sheeting.
  • · Crane: No crane.
  • · Band applied: Single-skin PEB shell, no crane, no civil. At 24 m span and 8 m eave this sits in the middle of that band.
  • · All figures are ex-GST. Works-contract GST is 18% and is confirmed on the formal quotation.
  • · Prices are not fixed: steel and coating rates are revised, and the quotation states the basis.

Indicative only. Every figure here is a budgeting range, not a quotation, an offer, or a rate card — AKEN has not published one. The binding price exists only in a formal quotation, after AKEN confirms tonnage, drawings and the execution plan. Nothing here commits AKEN to a cost, a date or an approval.

What moves the number

Six variables decide the price of an industrial shed.

01

Clear span

The single biggest driver. A 30 m span needs deeper, heavier rafters than three 10 m spans carrying the same roof, and the steel tonnage per square foot climbs with it.

02

Eave height

Height adds column length and wind exposure. It also adds wall sheeting area that carries no roof with it, which is why tall narrow buildings cost more per square foot than their roof area suggests.

03

Crane gantry

A gantry runway transfers a moving point load into the frame. It changes the column design, the bracing and the foundation, and it is not a line item that can be added later for free.

04

Insulation and sheeting

Bare galvalume is the cheapest envelope. Glass wool and PUF cost more per square foot but change the working conditions inside the plant — worth pricing before deciding the building is too expensive.

05

Scope boundary

Supply-only, supply-and-erection and turnkey differ by roughly the cost of the civil works. Most "surprisingly cheap" quotes are supply-only quoted against a turnkey expectation.

06

Site and access

Approach roads, crane standing area and distance from Bhubaneswar affect mobilisation. A landlocked plot may need smaller transportable members, which costs more steel for the same area.

Not included in the band above

  • —Civil foundations and anchor bolts, unless turnkey is selected
  • —Flooring, hardstand and external drainage
  • —Rolling shutters, dock levellers and personnel doors
  • —Fire hydrant, sprinkler and detection systems
  • —Electrical, lighting and ventilation
  • —Statutory approval fees and liaison

Why we publish the number instead of hiding it

Most contractors ask for your phone number before telling you whether the project is feasible. That wastes a week for both sides. A budget band lets you decide whether this building is worth pursuing, and lets us quote the projects that are.

What the band cannot do is price your foundation, because that depends on soil, and it cannot price a gantry until the crane is chosen. Those come out of the site visit and the drawing review.

Cost FAQ

Cost questions buyers ask

How much does a PEB building cost per square foot in Odisha?

For a standard industrial shed the structure and envelope typically land in the band the estimator above shows for your span and height — the figure moves mainly with span, eave height, crane provision and whether civil works are in scope. A 24 m span bare shed and a 30 m span insulated shed with a 10 T gantry are not comparable per square foot, which is why a single advertised rate is misleading.

Is this estimator the same as a quotation?

No, and treating it as one would be a mistake. It is a rate model: it tells you whether a building of that size is in the range you expected, before either side spends time on drawings. A firm quotation comes after a drawing review, because foundation loads, wind exposure and connection design all change the steel tonnage.

What makes a PEB cheaper per square foot?

Three things in order of effect: reduce the clear span by adding an internal column line, reduce the eave height to what the operation actually needs, and keep the crane requirement out of the frame if the process allows a mobile crane instead. Every one of those is a design decision taken before the first drawing is issued, and none can be recovered later.

Why do quotations I receive differ so much for the same building?

Almost always because the scope boundaries differ, not the steel price. One quote excludes foundations, another excludes erection, a third uses a lighter purlin gauge or a thinner sheet. Compare the scope list and the specified steel tonnage, not the bottom line — a genuinely cheaper building is not automatically a cheaper project.

How long is an indicative rate valid?

Thirty days. Steel prices are revised monthly and freight moves with fuel, so a figure quoted today is not a commitment for a project that starts next quarter. The band above is corrected at the point you request a quotation.
